These townhomes began as a deteriorated service garage in the heart of Italian Village. The 40’ x 80’ site is on an alleyway—not a main road, in a part of the neighborhood especially friendly to pedestrians. The existing structure was a challenge, but the location was perfect, evolving along with the revitalization of this downtown district.

The ground floor packs in the basics - service, storage, laundry, and an entry gallery fronting Brickel Street.

Splitting the long site and layering functions up three floors lets the two homes pack of a number of amenities. The primary living areas are placed on the upper level, with a full wall of south-facing glass bringing in plenty of light. This opens onto semi-private terrace, directly above the garage yet hidden from view.
